A No-Hype Reality Check Before You Buy

☐ Do I know why I’m buying this asset in 2026 (cash flow, tax strategy, long-term hold, redevelopment, flexibility)?

☐ Am I buying based on my timeline, not headlines or rate predictions?

☐ Does this investment still make sense if I hold it 5–10 years, not just 12 months?

☐ Do I understand my exit options (sell, refinance, lease, repurpose)?

☐ Do I understand the micro-market, not just the neighborhood name?

☐ Is this area benefiting from:

  1. Population growth?
  2. Infrastructure investment?
  3. Proximity to employment centers, ports, or logistics corridors?

☐ Would this location still function if market demand shifts?

☐ Is the property close to:

  1. Major freeways
  2. Port of Houston / rail
  3. Hospitals, universities, or industrial hubs?

☐ Can this property support multiple uses if needed?

☐ Does the layout allow for:

  1. Different tenant types?
  2. Future reconfiguration?
  3. Partial occupancy without killing cash flow?

☐ Is this asset dependent on one tenant or one use?

☐ If that tenant leaves, do I have a backup plan?

☐ Does the deal cash flow at today’s rates, not hopeful ones?

☐ Have I modeled:

  1. Higher insurance?
  2. Property tax increases?
  3. Longer vacancy periods?

☐ Am I underwriting using real operating expenses, not pro forma optimism?

☐ Does this deal still work if appreciation is slower than expected?

☐ Insurance availability and deductibles

☐ Property tax reassessments (Texas reality)

☐ Maintenance reserves

☐ Capital expenditures over 5–10 years

☐ Management or operational friction

☐ Do I understand the true all-in cost of owning this asset?

☐ How hands-on do I want to be?

☐ Does this asset match my lifestyle, availability, and stress tolerance?

☐ Am I buying something I can actually manage — or just something that looks good on paper?

☐ Does this diversify my portfolio or duplicate risk?

☐ Am I overweight in one asset class, tenant type, or submarket?

☐ Does this investment balance my existing exposure?

☐ Would I still feel good about this deal if:

  1. Rents flatten?
  2. Rates stay higher longer?
  3. Exit takes longer than planned?

☐ Am I buying because it’s a good deal — not just because it’s available?

☐ Does this investment align with how Houston actually behaves historically?

PASS → Numbers work, risk understood, strategy clear

PAUSE → Need better data or structure

WALK → Emotion is driving the decision
